Sand Pebbles:  Purchased for $24,000 less than list price!  The Mertz's and I worked very closely together on this purchase.  They were not new to the vacation rental market, and realized the importance of a great REALTOR who is aware of local trends, and knows the sales, and rental markets.  I explained to them that buying an older property and fixing it up always creates the best return for their money.  And with our database of professional, reasonable contractors, it was sure to be a rewarding plan.  I was happy to assist them by reffering them to contractors, meeting with contractors, inspecting work, and relaying photographs for my out of town clients.  They purchased in the fall of 2006.  By the spring of 2007 their condo had completely transformed.  We began a rental marketing program, and so far this year they have made over $15,000 in rental income!!!  Their unit is now worth $over 350,000!  Ask me How!

Oceanview Duplex w/ Private Pool:  When two of our great clients first came to Victory, many other property managers had told them you wouldn't be able to rent a second row duplex on the vacation market.
