Victory Real Estate Property Management Policy:

Tenant Selection:

Advertising- Use Victory Beach Vacations' existing database and relationships with relocations, and long term visitors to focus on snowbirds, and relocations to the Cape Fear area. This will ensure a wide selection of industry premium tenants

Advertise the property on three major websites. Victoryrealestateinc.com, Victorybeachvacations.com, and WilmingtonNCRealty.com

 

Advertise on large cross section of classified sites etc.

 

Advertise via multiple internet mediums both free and pay for use.

 

Place FOR RENT sign in yard, and on Major entryways when allowed.

 

Evaluation: All Tenants will undergo a credit history report.

All Tenants will be required to supply multiple satisfactory lease, and personal references

Tenants will be required to document satisfactory income.

 

Secure the Tenant lease, first months rent, and in most cases 1 and a half months security deposit. Exception requests will be submitted in writing to owner.

 

Rents will be due by the fifth of every month. Other charges may be charged to tenant, and will be the property of Victory Real Estate. While it will be Victory's policy to avoid tenant problems through a thorough, and proven screening process, late payments will be handled as follows.

On the sixth day of the month a certified written notice of nonpayment will be delivered. A ten day grace period will be honored, after which a complaint for Complaint for Summary Ejectment will be filed. The court will deliver a summons, and handle the process from there. Victory Real Estate will assist the courts in any and every way possible to ensure a speedy process. We will also assist in the small claims recovery process.

 

Repairs: Victory Real Estate will manage all repairs in the form of preparing the home for occupancy, local 24 hour emergency number, repairs in connection with maintaining the property in a similar condition as it was on the lease agreement date. Owner will reserve the right to specify a repair value in which they require approval. Minor repairs, and repairs necessary to keep the home inhabitable will not require approval.

 

Victory will inspect properties within no less than three days of tenant vacating. Tenant may choose to be present or not. We will maintain impeccable records complete with photos, video, contractor quotes or whatever may be necessary to make sure owner's interests are well represented. Tenant will be notified of security deposit deductions within two weeks of inspection by certified letter.

 

Upon satisfactory inspection, security deposit balances will be returned within thirty days after tenant vacates. Accounting: All rents and owner funds will be maintained in the Victory Real Estate Trust Acct. which meets or exceeds the trust account guidelines set forth by the North Carolina Real Estate Commission.

Statements and checks for the previous month will be mailed by the 10 th of every month, if not sooner. Owner will receive year end tax statements by January 30 of each new year.
